For Over 8 years now we have gained a vast amount of experience regarding Sheriff officer and bailiff work in Edinburgh, Midlothian, East Lothian, West lothian and Fife.

This experience was gained due to a contract with a company called Orchard and Shipman. This company company had in the region of 1200 properties at one point, which were let out to the council, who sub let them to people on the housing waiting list.

However, after a few years the council decided to cancel this contract and return the stock to Orchard and Shipman.

All the tenants were given notice about the end of the contract, and were advised regarding new housing arrangements.

Most of the tenants were re-homed seamlessly, although there were a huge amount that refused to move.

As we were the Edinburgh locksmith company with the Orchard and Shipman contract, we were the ones who provided the eviction locksmith services.

During the period of the next couple of years due to the huge amount of evictions, we learnt the importance of working with speed and professionalism, under what can be a very stressful time for the people involved.

We understand the importance of impeccable time keeping – as without a locksmith, the sheriff officer may not gain entrance to a property, or be able to secure it once the eviction is complete.

We make a point of arriving at the property at least 15 minutes before the scheduled time, and will stay for as long as we are required.

Due the the vast amount of stock and tools we carry in the van we are fully prepared for any eventuality, regarding gaining entry And securing a property.
